The first 48 hours decide whether this is drying or demolition

Water damage is one of the few problems where the cost is set by how fast somebody responds rather than by how bad it looked at the start.

Wet building materials begin supporting mold growth in roughly 24 to 48 hours. Before that window closes, most of the work is extraction and controlled drying. After it, you are into removal, and the scope grows into everything the water touched.

This is why a small leak found on a Friday and dealt with on Monday is a different job from the same leak found and dealt with on Friday.

Not all water is the same, and the category sets the response

The restoration industry classifies water by what is in it, and it governs what can be dried and what has to be removed.

  • Category 1, clean water from a supply line or a water heater. Most materials can be dried in place if the response is fast

  • Category 2, gray water carrying contamination, such as a washing machine or dishwasher discharge. Porous materials frequently come out

  • Category 3, black water, including sewage and flood water. Porous materials are removed, not dried

A category also escalates with time. Clean water sitting in a wall for a week is no longer clean water, and that reclassification is the single biggest driver of cost.

The damage you can see is not the extent of it

Water travels along framing, under flooring and up into drywall by capillary action, and it goes further than the stain suggests.

  • Up the drywall from the floor, often two to three times higher than the visible line

  • Under the flooring and into the subfloor, where it stays longest

  • Along the bottom plate and into the stud bays, which look dry from the room

  • Into the insulation, which holds water and stops drying the assembly around it

  • Into the cabinet toe kicks, which are the last thing anyone opens

Moisture meters and thermal imaging exist because the eye is unreliable here. Drying to a reading rather than drying until it looks fine is the difference between finished and finished twice.

Documentation is part of the work

If insurance is involved, the record of what was found, where, at what moisture content, and what was done about it is what the claim rests on.

  • Photographs before anything is moved

  • Moisture readings by location, dated, and repeated through the drying

  • What was removed and why

  • The source, and what was done to stop it

Documenting as you go costs nothing. Reconstructing it later is how claims get reduced.

Stop the source first, and know what it was

Restoration that does not fix the cause is a temporary result. A supply leak, a failed water heater, a roof penetration and exterior water finding its way in are four different problems with four different repairs. Where the water came from outside the building, the answer is usually grading and drainage rather than anything inside it: drainage installations and repair.
