Why we do not publish prices

You have probably noticed that this site explains a great deal about how work is done and never gives you a number. That is deliberate, and it is worth explaining rather than leaving you to wonder.

A published price for construction work is either a guess or a trap.

Two houses on the same street routinely produce different numbers for the same job. A patio cover in a fire hazard severity zone has a different material list from one two streets over. A driveway on expansive clay needs subgrade work that an identical driveway on granular fill does not. A gas line depends on what the meter can already carry.

A contractor who publishes a figure for those is either quoting the easiest possible version of the job, and will change it later, or quoting the worst case, and will lose the work to someone who did the first thing.

We would rather spend fifteen minutes finding out which version your property is.

What fifteen minutes can actually settle

More than people expect. On most calls we can tell you:

  • Which jurisdiction issues your permit, which is not always the city on your mailing address

  • Whether your parcel is likely in a fire hazard severity zone, which changes materials rather than preferences

  • Whether the thing you are describing needs a permit at all

  • Whether a pre-approved standard plan fits, which is usually the fastest route

  • What order the work has to happen in, which is where most money gets wasted

  • Whether an HOA approval runs in parallel, and whether state law limits what they can refuse

  • Whether this is something we should look at in person, or something we can scope from the call

That last one is the real purpose. The call decides whether a site visit is necessary. It is not a sales screen.

How to get the most out of it

Be ready to talk more than listen. The more specific you are, the more useful the fifteen minutes is. Useful things to have in front of you:

  1. The address, and whether it is inside city limits or unincorporated

  2. Roughly when the property was built

  3. Whether the lot slopes, and which way

  4. Whether you are on sewer or septic

  5. Whether there is a homeowners association

  6. Photographs, if the question is about something that is failing

  7. Any letter you have received from the city, and its number if it has one

If you do not have all of that, call anyway. Half of it is enough to be useful.

What it is not

Being straight about the limits is part of being useful.

  • It is not a quote. Nobody can price construction responsibly without knowing what is under the surface

  • It is not a design session. We can tell you what is possible and what is restricted, not draw you a plan

  • It is not an inspection. An opinion formed over the phone is an opinion formed over the phone, and we will say so

What happens after

One of two things, and we will tell you which on the call.

Either the job is clear enough to scope from what you have described, and we move forward on that basis.

Or it needs somebody on site with measurements and photographs, in which case the next step is the paid assessment, and we explain exactly what that produces before you agree to it: how our paid assessment works.
